Can I sell my house and still live in it?

Some homeowners do this today through a sale-leaseback, where you sell the home and rent it back, usually for a set period. HomeLegacyPlan is exploring a different idea: an arrangement designed around a protected right to stay in your home for life. That protection has not been established yet, so it's important to compare any option carefully.

How can I get cash from my house without selling?

Common options include a home equity loan, a home equity line of credit (HELOC), a reverse mortgage, a home equity investment (sharing future value in exchange for cash now) and a sale-leaseback. Each has different costs, repayment rules and risks. A HUD-approved housing counselor or an independent financial advisor can help you compare them.

What are the alternatives to a reverse mortgage?

Alternatives include downsizing, a HELOC or home equity loan, a home equity investment, a sale-leaseback, renting out part of the home, or state and local property-tax relief programs for seniors. HomeLegacyPlan is a research-stage concept that may one day be another alternative. It is not available today.

My house is paid off and I need money. What are my options?

A paid-off home can open up more choices, from borrowing against your equity to selling and downsizing. If you want to stay put, the main options are a home equity loan or line of credit, a reverse mortgage, or arrangements that exchange part of your home's future value for cash today. Independent advice before deciding is strongly recommended.

Can I use home equity for retirement income?

Yes. Some homeowners use a reverse mortgage that pays out monthly, or set aside proceeds from downsizing. HomeLegacyPlan is exploring whether regular monthly payments could be part of a future arrangement. Amounts, duration and protections have not been defined.

What happens to my house if I have no children?

Your home passes according to your will or trust, to anyone you name: relatives, friends or a charity. Without a will, state law decides, usually favoring spouses, parents, siblings and other relatives. An estate planning attorney can help make sure your home goes where you want.

Is HomeLegacyPlan available today?

Not yet. We're exploring homeowner interest in the concept. This website does not offer a transaction, assess eligibility or quote a payment.

Would I have to move?

The goal is to create an arrangement with a legally protected right to remain in your home for life. That protection has not been established. Any future product would need to explain its conditions, including what happens if you choose to move.

Would I still own my home?

The legal structure is still being explored. It could involve transferring an ownership or future economic interest. Before considering anything, you would need to understand what you keep, what you give up and how your occupancy is protected.

Who would pay taxes, insurance and repairs?

That has not been decided. There is no current promise to cover these expenses or offer rent-free occupancy. Any future agreement would need to clearly explain each person's responsibilities.

What would this mean for an inheritance?

Exchanging future property value for money today could reduce what remains for your estate. Preserving the full value may be a priority for you. The exploration includes a question about this so you can reflect on the tradeoff.

Is this a reverse mortgage?

HomeLegacyPlan is an undeveloped property-interest concept, not a reverse mortgage offer. We haven't established its final structure or how it would compare with available alternatives.

What happens after the questionnaire?
